About Troops Junk Removal
Troops Junk Removal LLC is a Colorado limited liability company providing residential, commercial, estate, foothills, and specialty junk removal services across the Denver metro area and surrounding foothills. We are a veteran-owned business headquartered in Golden, Colorado.
Our service area is generally within 35 minutes of our Golden headquarters and includes Jefferson County, Denver County, and adjoining foothills communities.
Services Provided
We provide:
- Residential junk removal
- Commercial and office cleanouts
- Estate and full-property cleanouts
- Garage, basement, and outbuilding cleanouts
- Hot tub and outdoor structure removal
- Appliance, e-waste, and furniture removal
- Construction and renovation debris removal
- Defensible space and brush hauling
- Post-wildfire cleanup (where permitted)
All services are subject to availability, crew capacity, vehicle access, weather, road conditions, and applicable fire restrictions in canyon service areas. We reserve the right to decline or reschedule any job at our discretion, including for safety reasons.
Quotes, Pricing, and Payment
Quotes
Quotes are provided in writing (email or SMS) based on photos and descriptions you submit. All written quotes are valid for 30 days from issuance unless otherwise stated.
On-Site Price Confirmation
The final price is confirmed on-site after a walk-through, before any items are loaded. If the actual volume or item types exceed the quoted estimate, we will inform you of the revised price and you may decide whether to proceed. We do not load items first and surprise-bill afterward.
Payment
Payment is due at the time of service unless otherwise agreed in writing. We accept Zelle, cash, and credit cards. Credit card transactions include a 3% processing fee that is disclosed at quoting and itemized on your receipt. Zelle and cash are fee-free. Commercial accounts may be invoiced under separate written terms.
Late Payments
Invoices not paid within 30 days are subject to a late fee of 1.5% per month or the maximum amount permitted by Colorado law, whichever is less.
Additional Fees
Certain items have transparent additional handling fees disclosed at quoting, including but not limited to:
- CRT televisions and older monitors (disposal regulations)
- Large quantities of tires
- Items requiring hazardous waste routing
- Vehicle and RV removal (separate coordination)
- Deep-canyon route-day surcharges (disclosed upfront)
Scheduling and Cancellation
Scheduling
We confirm appointment windows in writing (email or SMS) once a job is scheduled. Arrival windows are estimates and may shift based on prior jobs, traffic, weather, or road conditions. We will communicate proactively if delays occur.
Cancellation Policy
You may cancel a scheduled job at no charge any time before our crew has been dispatched. Cancellation requests must be communicated by phone, SMS, or email.
No-Show Policy
If our crew arrives at the scheduled time and address and is unable to complete the job due to no access (locked gate without provided code, no one available to authorize work, items not at the agreed location), we reserve the right to charge a trip fee of up to $55 to cover dispatch costs. We will document the conditions and notify you before charging.
Weather and Road Closures
We may reschedule jobs due to severe weather, road closures, fire restrictions, or other safety concerns. We will communicate proactively and reschedule at no additional charge.
Customer Responsibilities
By scheduling service, you represent and warrant that:
- You are at least 18 years of age and have the legal authority to enter into this agreement
- You are the owner of the items being removed, or you have express authorization from the owner to dispose of them
- The items being removed are not subject to any liens, security interests, or third-party claims
- You have accurately disclosed any hazardous materials, sensitive items, or special handling requirements
- You have provided accurate access information (address, gate codes, parking notes, HOA requirements)
- You will be available (or will arrange for an authorized person to be available) at the scheduled appointment time
Waiver for Items Left for Pickup
If you arrange for us to collect items in your absence (e.g., items left in a driveway with prior authorization), you accept responsibility for confirming the items are correctly designated for removal. We are not responsible for items mistakenly designated for removal that we then haul away.

- Construction and renovation debris
- Yard waste, brush, and landscaping debris
- Household goods, clothing, and small items
- Hot tubs, gazebos, and outdoor structures
- Vehicles and RVs (separate coordination)
We Will Not Remove
- Items containing asbestos
- Live ammunition or explosives
- Radioactive materials
- Untagged or untitled vehicles requiring legal authorization
- Items we suspect were obtained illegally
- Body fluids, medical waste, or biohazardous materials
- Live animals
- Items the owner has not authorized us to take
We Handle With Special Routing (additional fees may apply)
- Refrigerators, freezers, and AC units (refrigerant recovery required)
- Paint, solvents, fuels, and household chemicals (hazardous waste routing)
- Propane tanks (small empty tanks at no charge; larger tanks require coordination)
- Tires (disposal regulations)
- CRT monitors and older televisions
- Mattresses (recycling routing where available)
Property Access and HOA Compliance
We respect HOA rules, contractor hours, parking restrictions, and noise ordinances. By scheduling service, you authorize us to access your property at the scheduled time for the purpose of removing the designated items.
Certificates of Insurance
If your HOA, property manager, or insurance carrier requires a Certificate of Insurance, we will provide one at no charge with same-business-day turnaround when requested. The COI can name your HOA or insurer as additional insured if your community requires this.
Property Damage Prevention
We take reasonable care to protect your property during service, including using floor protection in interior spaces, careful navigation of doorways and tight spaces, and proper securing of items in our truck.
Limitation of Liability
To the fullest extent permitted by Colorado law, our total liability for any claim arising out of or related to services provided under these Terms, regardless of the form of action (contract, tort, negligence, strict liability, or otherwise), is limited to the greater of:
- (A) The amount you paid for the specific service giving rise to the claim, or
- (B) $500.
We Are Not Liable For
- Indirect, incidental, consequential, special, punitive, or exemplary damages
- Lost profits, lost business, lost data, or loss of goodwill
- Damages arising from your failure to disclose hazardous materials, sensitive items, or special handling requirements
- Damages arising from your failure to provide accurate property access information
- Damages arising from items that you mistakenly designated for removal
- Damages arising from acts of God, weather, road closures, fire, or other events beyond our reasonable control
- Damages to pre-existing conditions on your property (damaged driveways, fragile landscaping, deteriorating structures) that we did not cause
- Sentimental, emotional, or non-economic damages
Nothing in this section limits or excludes liability for damages that cannot be limited or excluded under applicable law, including gross negligence, intentional misconduct, or fraud.
This Section 8 reflects an allocation of risk between you and Troops Junk Removal and is an essential basis of the bargain between us. Our pricing reflects these limitations.
Damage and Loss Claims
If you believe we caused damage to your property or lost an item that was not intended for removal, you must report the claim to us within 48 hours of service completion. Claims must be submitted in writing (email is acceptable) and must include:
- A description of the damage or loss
- The date and time of service
- Photographs of the damage (if applicable)
- Any supporting documentation
We will investigate the claim in good faith and respond within 14 business days. If we determine we are responsible, we will work with you on reasonable resolution within the liability limits in Section 8.
We are not responsible for:
- Damage we did not directly cause
- Pre-existing damage
- Items mistakenly designated for removal by you
- Items you failed to disclose as valuable, sensitive, or non-removable
- Wear-and-tear, scuffs, or minor surface marks from normal service activity
Hazardous Materials
You agree not to include any of the following in items presented for removal without disclosing them in advance:
- Asbestos-containing materials
- Lead paint or lead-containing materials
- Mercury-containing items beyond standard household lightbulbs
- PCBs (polychlorinated biphenyls)
- Radioactive materials
- Live ammunition or explosives
- Biohazardous or medical waste
- Untreated needles or sharps
- Pesticides, herbicides, and concentrated agricultural chemicals
If we discover undisclosed hazardous materials during service, we reserve the right to:
- Decline to remove the affected items
- Charge additional fees for proper hazardous waste routing
- Recover our costs for any required cleanup, disposal, or regulatory reporting
- Report the incident to applicable regulatory authorities if required by law
Donation and Disposal
Items removed from your property may be:
- Donated to charitable partners, including (but not limited to) PickUpPlease.org (Vietnam Veterans of America), ARC Thrift, Goodwill, and other local Jefferson County partners
- Recycled through certified appliance, e-waste, metal, or material recyclers
- Routed to hazardous waste facilities where required
- Disposed of at permitted landfills if no donation or recycling pathway is available
Transfer of Ownership
Once we load items into our truck, ownership transfers to us. We have sole discretion over donation, recycling, or disposal routing. We do not return items once loaded.
Donation Receipts
We can provide donation receipts for tax purposes on request. Receipts are issued based on our good-faith documentation of items donated, but you are responsible for any required valuation and tax filings.
Media, Photography, and Marketing Rights
By scheduling service with Troops Junk Removal LLC, you grant us the right to document, photograph, film, and record work performed on your property, including before-and-after images, video footage, and audio recordings of the items being removed and the work being performed. We may use this content for any business purpose, including but not limited to:
- Marketing and promotional materials
- Social media posts (Instagram, Facebook, TikTok, YouTube, LinkedIn, and other platforms)
- Website content, including case studies and service-page imagery
- Blog articles and educational content
- Customer testimonials, training materials, and internal documentation
- Advertising and printed marketing materials
What We Do Not Include
Without your explicit written consent, we will not include in published content:
- Identifying images of you, your family, or any other individuals at the property
- Identifying images of the property exterior in a way that reveals your specific address
- Interior images that show personal items not related to the junk removal (family photos, mail, financial documents, identifying paperwork)
- Anything that could reasonably be considered an invasion of privacy
Request for Removal
If at any time you wish content related to your service to be removed from our published materials, you may contact us in writing (email is acceptable) at the address in Section 18. We will:
- Take down the requested content from our owned channels (our website, social media accounts we control) within a reasonable timeframe, generally within 7 business days
- Discontinue further use of the content in any new marketing materials
- Make a good-faith effort to remove content that has been shared externally, though we cannot guarantee removal from third-party reshares, screenshots, or archives outside our control
Opting Out in Advance
If you do not wish us to document or photograph work at your property, please notify us in writing before the scheduled service. Opting out does not affect our ability to provide service or affect pricing.
Ownership
Troops Junk Removal LLC retains full ownership of all photography, video, and other media content created during service. You retain ownership of your property and your personal likeness as described above.
Customer Disputes
We aim to resolve any concerns directly and quickly. If you have a complaint or dispute about our service:
Step 1 — Direct Contact
Contact us by phone, SMS, or email within 48 hours of service completion. Provide a clear description of the issue and any supporting documentation.
Step 2 — Good-Faith Resolution
We will respond within 14 business days and work with you to resolve the issue.
Step 3 — Formal Dispute Resolution
If we cannot reach a resolution, the dispute is subject to Section 16 (Dispute Resolution and Arbitration).
Indemnification
You agree to indemnify, defend, and hold harmless Troops Junk Removal LLC, its members, employees, contractors, and agents from and against any claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys' fees) arising out of or related to:
- Your breach of these Terms
- Your failure to disclose hazardous materials or special handling requirements
- Your failure to have legal authority to dispose of items presented for removal
- Your failure to obtain required HOA, landlord, or third-party authorizations
- Your negligent or intentional acts or omissions during the service
Governing Law and Venue
These Terms are governed by the laws of the State of Colorado, without regard to its conflict-of-laws principles. Any legal action arising from or related to these Terms or our services that is not subject to mandatory arbitration under Section 16 must be brought exclusively in the state or federal courts located in Jefferson County, Colorado. You consent to the personal jurisdiction of those courts.
Dispute Resolution and Arbitration
Binding Arbitration
Any dispute, claim, or controversy arising out of or related to these Terms or our services that cannot be resolved through the process in Section 13 will be resolved by binding arbitration administered by the American Arbitration Association (AAA) under its Consumer Arbitration Rules. The arbitration will take place in Jefferson County, Colorado.
Small Claims Exception
Either party may bring an individual claim in small claims court if the claim qualifies under the court's jurisdictional limits.
Class Action Waiver
You and Troops Junk Removal each agree that any dispute will be resolved on an individual basis only. You and Troops Junk Removal waive any right to bring or participate in a class action, collective action, or representative proceeding.
Opt-Out
You may opt out of this arbitration agreement by sending written notice to the address in Section 18 within 30 days of first agreeing to these Terms. Opting out does not affect any other provision of these Terms.
Exceptions
This Section 16 does not apply to:
- Claims for injunctive relief to protect intellectual property
- Claims that cannot be subject to arbitration under applicable law
Changes to These Terms
We may update these Terms from time to time. When we make material changes, we will update the "Effective" date at the top and post a notice on our website. Continued use of our services after the changes take effect constitutes acceptance of the updated Terms. If you do not agree to the updated Terms, you must stop using our services.
