Why Genesee is different

Genesee shares a zip code with downtown Golden — 80401 — but it doesn't feel like the same city. Where downtown Golden is a historic plains community packed against the foothills, Genesee is a foothills community itself, sitting at 7,300 feet on the western flank of Mount Vernon Canyon, accessed via I-70 Exit 254. The drive from our Golden HQ takes 18 to 25 minutes depending on traffic on I-70, and pricing is the same as it would be in downtown Golden. No mountain surcharge, no distance fee.

What separates Genesee from the rest of the foothills isn't the elevation — it's the HOAs.

Most of Genesee is organized into managed sub-neighborhoods under the umbrella of the Genesee Foundation or related associations: The Ridge at Genesee, Genesee Village, Vista at Genesee, Foothills at Genesee, and several smaller communities. Each has its own contractor rules — parking restrictions, hours-of-work windows, noise limits, and in some cases advance-notice requirements before any work begins on a property. A junk removal crew that doesn't know the protocols can have a job shut down halfway through, or worse, get the homeowner fined.

We don't work that way. Every Genesee job starts with us asking about your HOA before we quote: which sub-neighborhood, what the contractor hours are, whether the parking is street-only or driveway-only, whether your community requires a Certificate of Insurance with the HOA named as additional insured. We work within those constraints — short-window jobs, coordinated parking, no idling, no early-morning arrival. Most townhome cleanouts run two to four hours start to finish.

Deck, hot tub, and outdoor structure removal. Genesee mountain-contemporary homes often have substantial outdoor builds — multi-tier decks, built-in hot tubs, gazebos, fire pits, and pergolas. When these structures reach end of life, we dismantle in place and haul in sections through whatever access works without damaging surrounding landscape.

How we handle HOA-aware access

The standard sequence for a Genesee job is different from a downtown Golden job. Here's how it actually runs:

Step 1 — Identify the HOA. During quoting, we ask which sub-neighborhood you're in. Different parts of Genesee operate under different rules, and we want to know upfront whether your community is The Ridge, Genesee Village, Vista, Foothills, or one of the smaller associations.

Step 2 — Confirm contractor requirements. Most Genesee HOAs allow contractor work between 8 a.m. and 5 p.m. Monday through Friday, with some allowing Saturday work and most prohibiting Sunday. When a job requires significantly more labor time than the standard tier, we'll quote you a revised price in writing before any work begins. We never start work and surprise-bill afterward.

Curbside pickup discounts available. If your items are already staged at the curb, driveway end, or just inside an open garage when we arrive, we offer a discount off the standard tier price. Local disposal and donation flow — veterans first

Only the items that can't be donated, recycled, or salvaged go to permitted landfills.
